Application

All students enrolled at the Thuringian state universities or persons who have applied to a Thuringian university for the following semester are entitled to live there.

A certificate of enrolment is only required for the application if you wish to move in during the current semester. If you are applying for a place to live from the following semester onwards, you do not need to submit a certificate of enrolment at the time of application. In this case, a certificate of enrolment only needs to be submitted at the beginning of the new semester and when a tenancy agreement is signed.

In exceptional cases, the Studierendenwerk may also permit leasing to other persons in training, if the accommodation of students is not at risk.

The online application is released on our website six months before the beginning of the respective following semester.

Therefore, the start of the application is:

  • on 01 April for a start of studies in the winter semester,
  • on 01 October of the previous year for the following summer semester.

Such housing preferences may be indicated in the field for supplementary information in the online application. Please note: An individual application must be submitted for each prospective tenant.

Housing places are allocated no earlier than six weeks before the start of the semester according to the chronological order of applications received. As soon as a housing offer is available, you will receive all necessary contract documents by e-mail. The rental contract is concluded when the documents are signed and returned to your housing officer in due time.

The minimum period of residence in the Studierendenwerk housing complexes is one semester. Other contract periods can only be agreed upon with students participating in a specific program (e.g., Erasmus, DAAD /German Academic Exchange Service/).

We understand that you would like to see your potential new home in advance. However, we are not able to conduct apartment viewings, as we as landlords are not allowed to enter let accommodation.

Accommodation is mainly in rooms for sole use with shared use of kitchen, bathroom/shower and WC within a shared apartment. Some of the shared apartments also have sanitary facilities for sole use. In addition, individual apartments with kitchen/kitchenette, bathroom/shower and WC for sole use are also offered.

Our rents are all-inclusive (lump sum rent) - that means: all operating costs/overheads including water, electricity and heating are already included.

In general, this is not possible as the rooms are occupied until the last day of the previous month.

As many students are waiting for a place to live, we set deadlines of a few days to decide whether to accept or decline the offered room. If you do not respond to our offer within the deadline, we will offer the room to other students. Therefore, we recommend checking your mailbox regularly after you have applied (Please also check your spam folder.).

Movin in

Yes, from the start of the tenancy you can decide when you want to move in. However, you must pay the rent from the date specified in the contract.

The deposit amounts € 300.00. It is not subject to interest in accordance with § 551 para. 3, sentence 5 BGB (German Civil Code). As a rule, the deposit will be transferred to an account specified by you two months after the end of the rental agreement.

The rental payment is made by direct debit from a German account. After individual verification, the direct debit procedure is also possible from accounts from the so-called SEPA countries.

On the day you move in, you will receive your key or the locking card from your janitor or from a residential tutor. You will receive the necessary contact details for making an appointment after the contract has been confirmed.

As a rule, our rooms are furnished and equipped with a bed, a wardrobe, a desk and a chair. You will have to bring your own furniture for unfurnished rooms. Kitchen furniture is available everywhere. You will receive information about the furnishings of the place of residence with the contract documents. You can buy linen packages (pillow, comforter/blanket, bed linen).
